Under Thai law, leasehold is a very secure way of ownership for foreigners, with rights and obligations for both lessor and lessee clearly defined in the lease agreement.

Leased property can be sold or passed on at any time within the 90 year period. The purchase price includes prepayment of the full 90 years’ lease.

The Apartments are sold with condominium title and thus can be owned freehold (lifelong ownership), either directly in a foreigner’s name or through a Thai company. There is a special law in Thailand that allows foreigners to own condominium units under a freehold ownership. This freehold applies to the land as well.

Villa Santi Phuket is affiliated with SANTI-beyond hotels Co., Ltd. When you participate in the rental program, you will earn a substantial rental return on investment. Proceeds are expected to be approximately 6% in the first year, improving to 10% by the third year. Management fees are 20% and your profits are paid to you every three months. When you participate in the rental program, you commit to participating for a minimum of 3 years. During that time, you may use your Villa Santi Phuket home for up to six months per year. Your usage, of course, will impact yearly rental income. You should reserve usage time in advance of your planned stay to allow optimal management of rental units.

You may purchase optional housekeeping services for your stay. Housekeeping services include change of bed linen, towels, amenities and cleaning of the unit.

Your Villa Santi home will be furnished with a furniture package provided by the developer and is a contractual requirement of the villa purchase when participating in the rental program.
