The development company Pacific Rim Rich Group owns 100% clean and unencumbered freehold (Chanote or Nor Sor 4) title to the land on which Sujika Gardens is built. Copies of the title are available on request. Each owner will purchase a 30 year leasehold on their chosen land plot, with two extensions of 30 years each, totaling 90 years. Each home buyer will own their own home structure. Should Thai land ownership legislation change at any point during the 90 years of lease to allow foreigners to own land then at that time all Sujika Gardens owners will be offered the option to purchase the freehold of their property.
From the on-site office, the management will provide the following services to all owners.
- Day to day management of the development
- Receipt of mail
- The receipt of and sending of faxes (transmission charges for sending)
- Use of computer for word processing, etc.
- Use of internet services (line rental charges apply)
- Arrangement of airport transfers, taxi and limousine services, day
trips and excursions.
- Booking and reconfirmation of flights.
- The arrangement of laundry services. Additionally, cleaning, maids,
and baby sitting services can all be arranged on a full-time, part-time
or ‘as needed’ basis, at reasonable prices.
- The arrangement of car or boat hire.
If you wish to earn income from renting your property while you are
not in residence, the manager will co-ordinate rentals on your behalf.
This will include airport transfers, cleaning and maid service, the
changing of linen and towels and other associated services. For the
services provided a percentage of the total rental will be charged.
In order to ensure that your home and its environs are maintained
in pristine condition we are providing for all expenses relating to
management, office and all common areas, including virtually everything
outside the built up area of your home.
This includes gardening in all common and private areas, 24 guard
and security service, pest control, garbage collection, swimming pool
cleaning and chemicals, all accounting fees and applicable taxes, common
area lighting, utility and insurance charges relating to common areas.
Also covered are the office and management staff costs and associated
office costs including stationery, office supplies, utilities and water.
Other expenses incurred within your own home such as for water, electricity,
telephone, insurance, maid service, etc. will be the responsibility
of the individual owner.Individual home insurance can also be arranged through the management
office.
Additionally we have included within the maintenance charges, a “sinking
fund”, which will help maximize your investment by keeping the
entire estate in first class condition and to provide for repairs,
replacement and improvements from time to time as required.
The exact charges will be ascertained on completion of the estate
and based on the prevailing costs at the time. Estimated management
fees will be available during the sales contract procedure for each
home.
