APARTMENTS
Structure
Apartment buildings will be constructed in reinforced concrete with brick or concrete block in-fill panels, rendered and painted with quality acrylic paint.
Roof
Locally manufactured earth-tone, Pimai tiles, on rust-proofed steel trusses. Steel balustrade with timber or steel handrail.
Stairways
Stairways with reinforced concrete treads and with Timber trim handrails.
Terraces and Roof Terraces
Flooring 30x30 cm. Pimai tiles as per material sample. Built in Sunrise-Bench as per apartment layout topped with weather resistant timber as per material sample. Built in privacy screen from weather resistant timber as per material sample. Steel balustrade with timber or steel handrail and Canopy.
Walls
Living, Dining, Bedrooms; Plastered masonry walls with paint finish. Bathrooms as per material sample.
Doors, and Windows, and Hardware
• Terrace: aluminium sliding doors with powder-coat finish with tinted glass balcony doors.
• Windows: aluminium frame with powder-coat finish with tinted glass.
• Main entrance door: timber door with imported hardware, Lockwood or equivalent.
• Internal doors: sliding or folding from timber veneer and solid timber frame with imported hardware, Lockwood or equivalent.
Floors (Living / Dining / Bedrooms)
Locally manufactured Sera tiles as per material sample.
Ceilings
Living, Dining, Bedrooms,; Gypsum board ceiling with paint finish with concealed air conditioning units. Bathrooms, kitchen; Moisture resistant gypsum board ceiling with paint finish.
Kitchen
Tiled floor. Granite or equivalent work top over built-in timber finish cupboards. Overhead cupboards built in. Stainless steel sink and drainer. Cabinets; Quality unit; door & top finishes as per material samples. Kitchen equipment; Siemens, Teka or equivalent. Cooking top, hood, and refrigerator. Concealed instant electric water heaters, Siemens or equivalent.
Bathrooms
Tiled or terrazzo flooring. Luxury sanitary fixture and fittings as per material sample. Concealed instant electric water heaters, Siemens or equivalent. Glazed clay tile wall finishes as appropriate, with framed mirrors.
Bedrooms and Dressing Rooms
Built-in wardrobes, finished in timber or timber/rattan panels, framed mirrors, cupboards and hanging rails.
Air Conditioning
Quality proprietary air-conditioning to all living, dining, bedroom and dressing areas, with fan-coil units concealed in ceiling bulkheads.
Electricity and Communications
• All lighting to be built-in.
• Dual power points at convenient locations throughout.
• TV outlet points at all TV locations indicated in published floor plan layouts (living room and all bedrooms). Provision for future cable connection to each unit as required. Connection to cable service is at the option and cost of the Tenant, depending on technology and services available at the time.
• PABX linking lobby and reception with individual units . Provision for two direct line telephone connections wired to main distribution frame to be installed in living area and all bedrooms, Phone lines are subject to availability of from local authorities.
• Fire alarm detectors throughout.
• Individual electric meters for all residential units.
COMMON FACILITIES
Roadways
A single lane reinforced concrete cart and pedestrian pathway will access all the Apartments with landscaped verges, drainage and shoulders.
Slope Protection and Retaining Walls
Soil stabilisation in cuttings and embankments will be surfaced with durable facings and landscape. Retaining walls will be engineered and hard surfaced.
Security
Perimeter fencing where practicable and walling integrated into the landscaping, with a manned guard-station at the main Estate entrance as well as manned guard station on the beach front.
Landscaping
Common Facilities areas will be landscaped to preserve and enhance the natural site characteristics maintaining trees and rock outcrops. Interspersed water features will complement the natural water coursing.
Storm Water Drainage
An independent site and road drainage system will follow the natural water courses and will be engineered to minimise erosion and harmonise with the landscaping.
Sewerage Water
Sewage water will be treated in individual systems at each building or in a centralized system . Treated water will be discharged to public system.
Water Supply
Underground tanks will contain at least 24 hourswater storage capacity for domestic and Common Facilities usage. The water will be filtered and distributed via a pressured system. Individual water meters for all residential units.
Fire Protection
Hose bibs will be located throughout the Estate for hose connection to the fire main, augmented by dry chemical fire extinguishers. A fully automated smoke detection system is used throughout the buildings. Fire alarm, fire extinguishers, and emergency lighting to all common areas
Electrical
Underground reticulation from a surface mounted transformer and switch cabinets will supply domestic power to each of the properties and the Common Facilities areas at 320/220 volts within the Estate.
Standby generation of power will be available for the essential services in the Common Facilities areas and the Estate lighting. Estate lighting will be by up-lighting of trees and lighting of plants in Common Facilities areas.
Elevators
Elevators will be installed in buildings A, B, C, and D as per estate plan. Elevators will be selected and installed based on high international standards and will have the capacity to carry 5 or more people.
Car Parking
Spaces for free parking of Tenant's cars and for visitors are provided at ground level of each building. Spaces will not be reserved except for management and essential services.
Reception and Offices
A covered reception area and administrative offices will be located in building A as per estate plan, to provide check-in/out services and for general management of the Estate.
Swimming Pools
One beachfront pool for common use is to be provided.. Pool tiles as per material sample.
Fitness Centre
A fully equipped fitness centre is to be provided.
Spa
Two or more treatment rooms providing spa services.
Estate Transportation
One or two electric or petrol driven estate vehicles will be provided, for operation by the Management Company, to provide passenger, baggage and other services to and from the Apartment buildings.
Lightning Protection
Lightning protection system in accordance with International standards
