Jomchang - Pricing Mechanism

The cost of a villa can broken down into three basic components:

1) Land lease, payable in Thai baht to the land owner; and

2) Purchase of shares in the holding company, payable in USD to the owner of the shares

3) Construction price is a variable cost determined by the buyer that will depend on the final design details and specifications selected in the course of the design customization process. This cost will include the direct cost of construction of the villa (in Thai Baht) plus the various charges to cover all aspects of the professional services related to design development, engineering, project management and the construction supervision process.

Until a design and specification is completed, each home has been be allocated a guideline budget price based on the villa concept plans and suggested specifications. The buyer controls the final design.

Throughout the design development phase, the project manager will be able to advise the buyer of the implications of any design changes and will update the budget accordingly.

All construction costs are protected by rates secured by competitive tendering and with each villa start, a further review of that process takes place relative to fair market pricing. There are, however, no fixed construction costs. The buyer controls the design — and therefore the final level of cost.
